Moran Roofing’s Guide to Roof Maintenance

When it comes to house maintenance, the roof often needs to be noticed. That is until damp develops, gutters start overflowing, or you notice stains and leaks appearing on the ceiling, and by then it’s too late!

To prevent further, more expensive problems from occurring, it’s very important that you maintain your roof from the outset. There are a number of things you can do in order to keep it in tip-top condition, and Moran Roofing Specialists are here to help with our guide to roof maintenance.

Regular Roof Inspections or Book a Roof Survey

Inspect your roof on a regular basis to ensure its sound and in good condition. Things you should look out for include:

  • Missing, loose or broken tiles
  • Cracks
  • Leaning Chimneys
  • Leaking gutters and downpipes
  • Warped or loose flashings
  • Clogged gutters and drains
  • Loose mortar
  • Damage around chimneys
  • Blistered, cracked or split flat roofing materials 

Keep Drains and Gutters Clear

Maintaining an efficient drainage system around your home is an important part of roof maintenance. It can help prevent the formation of damp, water leaks and keeps water free-flowing into drains and away from your home. Keep your gutters clean and free-flowing, and make sure they’re securely attached. Pay special attention to areas where the gutter meets the wall at right angles.

Trim Surrounding Trees and Foliage

It’s important that all tree branches and overhanging foliage that grow close to your house are regularly trimmed back. Foliage which comes into contact with your roof can cause friction. This has the potential to loosen tiles or cause flat roof damage, which will also require immediate repair.

If surrounding trees look unstable or if they’re highly likely to fall down, it would obviously be better to rid your garden of the problem by hiring a professional to cut the tree down.

Don’t forget, to seek professional advice from an arboriculturist before trimming or felling any trees (as some may be protected). 

Limit Moss & Algae Growth

Environmental factors can contribute to moss and algae growth on your roof, including a north-facing roof, lots of shade, and a wet climate.  Moss acts like a sponge, absorbing large amounts of moisture and resulting in your roof being constantly wet. If this moisture travels underneath the tiles, it could rot the wooden components of the roof, threatening structural integrity and leading to  costly repairs.  Algae can leave ugly dark streaks on a roof’s surface. If your roof’s environment is conducive to moss or algae, your best solution may be regular treatments.

Repair Flashings

It’s very important that you inspect the flashings when making your general roof checks. If you notice that it has become warped or loose, then it should be either replaced or repaired by a professional as soon as possible. If the issue is left unremedied, excess moisture has the potential to build-up and seep into your ceiling or cause damp and other leaks. Therefore, repairs and replacements should be carried out ideally before cold weather sets in.
